Hayden Canyon is located in the city of Hayden, Idaho—immediately adjacent to the resort town of Coeur d’Alene, 25 miles east of the development of Spokane, Washington, and 100 miles south of the Canadian border. Hayden Canyon is approved for 1,820 residential units on 610 acres of lush, forested area. The site offers tremendous views of the hidden canyon, surrounded by basalt cliffs and beautiful natural features. Over a third of the project (approximately 250 acres) is dedicated as open space.
The approved master plan will provide an abundance of proposed on-site amenities for the residents, including a community park, community center, K-8 public charter school, and an existing equestrian center. Designed to showcase the historic and regionally rich architectural character, Hayden Canyon will offer a range of housing options from cottages and bungalows, to large lot estate homes. The product mix includes many different sizes and types of single-family and multifamily housing, which will appeal to a broad range of residents and families residing in Hayden full time or those seeking recreational second-homes.
Attaining entitlements on Hayden Canyon was over
a 7-year effort, encompassing all voices of the community from beginning to
end. Final approvals in early 2014 were historically significant given the size
and scale of the project, unlikely to be repeated again in this decade, and
long-term stewardship endowed upon the developers, builders, and residents of
Hayden. Construction plans for the initial phase are complete and the site is ready for immediate development.

Hayden Canyon is located in the city of Hayden in Kootenai County, Idaho—110 miles south of the Canadian border between Montana and Washington. The site lies 6 miles north of Interstate 90 and is a 50 minute drive from Spokane International Airport, which allows for convenient air travel. Located just a few miles from Hayden Lake and eight miles from the historic downtown of Coeur d’ Alene, the area is known for spectacular scenery and recreational opportunities. There are 140 lakes and nearly 2,000 miles of rivers and streams in North Idaho, perfect for boating, sailing, white water rafting, jet skiing, and fishing. Over 50 golf courses and four ski resorts are within an hour’s drive. Extensive networks of hiking and biking trails traverse the region. Neighboring national and state forests offer camping, backpacking, and hunting. Kootenai County has over 65,000 housing units with a home-ownership rate of 70%.
Hayden Canyon is designed to be a walkable neighborhood and once substantially built-out, residents will be able to access recreational and community amenities on-site without getting into their cars. Most garages will be accessed from the rear, freeing up the front for porches and making for a more attractive and pedestrian-friendly streetscape.
